Pricing challenges for hotels

Empty rooms = revenue lost forever

Every unsold room-night is gone. Static rate cards and weekend-only adjustments leave 10–15% of revenue on the table over a season.

Comp set rates change daily

Booking.com, Expedia, and direct rates shift constantly. Manual rate-shopping eats hours and is always outdated by the time you act on it.

No visibility into future demand

You react to today's pickup instead of pricing for the next 30 nights. High-demand dates get underpriced; soft dates get overpriced and stay empty.

Channel parity headaches

Pushing new rates to your PMS, OTAs, and booking engine is manual, error-prone, and slow — exactly when speed matters most.

How Luska helps hotel revenue managers

From demand forecasting to autopilot rate setting — yield management without the enterprise price tag.

Demand forecasting per date

Luska forecasts demand for the next 30 nights using historical bookings, seasonality, lead time, and event-driven demand drivers — no data scientist required.

30-night horizon

Comp-set positioning

Define your competitive set per room type and see where you're priced and how much rate gap to close. Live collection of competitor rates is in development; until then rates are modelled and labelled as such.

Autopilot rate optimization

Set guardrails (min rate, max change %, blackout dates) and let Luska adjust rates daily within your boundaries. You stay in control.

Demand-driver calendar

Add events, holidays, and conferences to the calendar and Luska will lift rates automatically for the affected nights.

Channel distribution

Push new rates to your PMS, channel manager, or booking engine via webhook, CSV, or daily digest — your choice.

RevPAR & ADR analytics

Track RevPAR, ADR, occupancy, and pickup pace per room type. See exactly which decisions moved the needle.

Common Use Cases

Independent boutique hotels

Run yield management at the same level as branded chains — without hiring a revenue manager or paying enterprise software fees.

Small hotel groups (2–10 properties)

Standardize pricing strategy across properties while letting each one respond to its own demand and comp set.

Vacation rentals & guesthouses

Apply hotel-grade yield management to short-term rental inventory. Lift weekend and event-week rates automatically.

Seasonal & resort properties

Handle wild demand swings between high and low season with date-aware pricing and demand drivers built for events and holidays.

Frequently Asked Questions

Do I need to integrate my PMS to use Luska?

No. You can start with manual rate import via CSV or use the channel distribution module to push rates via webhook. Native PMS connectors are on the roadmap as pilot demand grows.

How accurate is the demand forecast?

Luska blends historical bookings, day-of-week seasonality, lead-time curves, and your demand-driver calendar (events, holidays). Most pilots see 75%+ forecast accuracy within 4 weeks of data.

Can autopilot push rates without my approval?

Only within the guardrails you set. You define max daily change %, blackout dates, and an auto-apply threshold. Anything outside requires explicit approval before pushing live.

How do comp sets work?

Add 2–5 competitor properties per room type. Automatic collection of their rates is in development; until it ships, the grid shows modelled rates for the next 30 nights, clearly labelled, and they are not used to set your prices.

What's the smallest property size that benefits?

Hotels with 10+ rooms running variable demand patterns see the strongest lift. Below that, the autopilot decisions are too few to outperform manual pricing.
